Frequently Asked Questions (FAQs)

Does anybody have to know about this sale?

I have a poor credit rating does this effect you buying my house?

Not at all. Your circumstances have no effect on the sale of your property.

How long will it take to sell my house if I want a quick sale?

Initially we will talk on the phone and ask you questions about your property. At this stage we will usually be able to give you an indication of what our offer is likely to be. We need then to carry out a thorough appraisal of property values in your area and make other checks, which we do as quickly as possible.

How much will you offer me?

We typically pay up to 90% of the current market value of your property. The offer can depend on the location, value and condition of your property and whether it is tenanted.

What if I don’t want to proceed?

There’s no obligation on you to proceed once you’ve received our offer. No salesmen will call on you, nor will you be pestered with phone calls. The offer needs to be right for you.

What if I don’t want to move out quickly?

We will fit in with your timetable to accommodate your move. Just tell us what you want to do.

Do I need to complete lots of paperwork?

No. You will need to sign an agreement with us and complete the normal legal documentation associated with any property sale. We will liaise with the solicitor and your existing mortgage or loan company, and take care of all the formalities on your behalf.

Do you charge for valuations and are there any fees, charges or hidden costs?

No. There are no fees for valuations and we pay for your legal fees on the sale of your property.

My house has been on the market for nearly six months & hasn’t sold. Does this effect you buying it?

No, we are NOT estate agents & operate differently from them. Half the time an agent has heavily overpriced the property therefore it doesn’t sell. We estimate the value of your property from national statistics & area pricings. I.e. If your neighbour sold for say 150k then this would be the rough value of your house.

Will I need a solicitor?

We can recommend you a capable and experienced solicitor to work with you. We will also cover these costs for you.

I want to sell my house as I’m about to be repossessed, Can you help?

Yes, although you may need to move quickly. We can buy your house from you usually at a higher value than a bank or building society. This is because the priority and main focus of a bank or building society is to recover loan amount outstanding, rather than secure the best price for you. We promise NOT to do this & value your house fairly and realistically.
The sooner you contact us the more likely we are to be able to stop the repossession taking place.

Do we need to tell the people who are repossessing our house that we are selling through Buy My House?

No, you don’t need to do any of that. We will do this for you & contact them to purchase your house.

How fast will I get the money from the sale of my house?

As soon as the sale is agreed and completed.

What type of properties do you buy?

House, flats, maisonettes, ex-Local Authority homes and property in need of refurbishment work. In fact, we can buy houses of all types & sizes including properties with tenants and property that has been on the market for a long time. We cover most types of property.
